NOTTINGHAM•SPIRK INNOVATION CENTER

12-06-2019 by admin Leave a Comment

Role: Historic Tax Credit Consultant / Construction Manager
Total Project Cost: $14,000,000
Project Schedule: 18-month Construction Schedule

The Nottingham•Spirk Innovation Center is one of MCM’s premier accomplishments. The Historic Adaptive Re-use of a former Christ Scientist church into the corporate headquarters for a team of highly creative, local inventors is not your typical commercial construction project.

Sitting atop a prominent hill, overlooking Cleveland’s famed Little Italy, this project brought-forth the idea of marrying the craftsmanship of yesteryear with state-of-the-art construction technology available today.

Through the utilization of new lighting, computer designed technology elements, new infrastructure, and code upgrades, the once-neglected building was transformed back to its
original splendor. From the seamless construction of a 10,000 sf addition, to the complete restoration of the magnificent Pipe organ, uniquely talented craftsmen worked day and night
to complete this one-of-a-kind project.

Although the guidelines of restoring a historical landmark are challenging, our project management team ensured that this project was completed to the expectations of a twenty-first century business, while adhering to the requirements of the Federal Historic Tax Credit program as well as the guidelines for a Conservation Easement.

OUR LADY OF MERCY CHURCH & SCHOOL – TREMONT

Role: Owner / Developer
Total Project Cost: $4,798,000
Project Schedule: 9-month Assignment

The former Our Lady of Mercy property was built by a Catholic Slovak parish established in 1922. The parish held services in a frame building on West 11th until the eight-room school and hall (basement) were completed in 1926.

The congregation worshipped in the hall until the church was built by the congregation two decades later in 1948. The rectory was constructed in 1958. The complex is located across the street from Lincoln Park in the heart of Tremont.

The project involves the historic rehabilitation of the vacant 28,300 sf Our Lady of Mercy Parish building and will also include a new warehouse building of approximately 2,300 sf and parking for 50.

Rather than relocate to the suburbs, MCM Company, Inc. and Hermes Cleveland, a sports and events management firm, entered into an agreement with the Diocese of Cleveland to purchase the property with the purpose of redeveloping the 30,600 SF complex as their business headquarters.

In addition to MCM and Hermes corporate headquarters, the existing Sanctuary and the former Rectory was renovated to provide unique, much-needed office space in the Tremont neighborhood. The property is within walking distance of many locally-owned, award-winning restaurants in Cleveland, including Iron Chef Michael Symon’s Lolita.

The $4.5 million project received both State and Federal Historic Tax Credits. The project created 70 construction jobs, and at least 60 new permanent jobs. The property, not originally on the property tax role, will generate $57,000 in new property taxes annually.
